Private tract in rural setting located in McMinn County with some frontage on I-75. This tract has excellent recreation infrastructure in place and a very large Perennial Creek bisects and Borders the tract. There are excellent views along the ridges with the Smokey Mountains visible to the east. The tract is heavily wooded with a mixture of mature natural hardwoods which AFM has inventoried the 127 acres south of Mouse Creek. The inventory estimated 634,000 board feet of hardwood sawtimber and 4395 tons of hardwood pulpwood. About 1/2 of the tract has gentle topography and the other 1/2 is moderately steep. Trails/woods road system is throughout the tract offering excellent ATV potential and access for hunting. The creek is large enough to support some fishing potential. Some trails are shown on the attached maps. Several good home sites are present and some would offer excellent views of the Smokey Mountains and the surrounding Tennessee Valley.
